In 2019, Ngati Toa purchased 2,000sqm of whenua immediately behind Takapuwahia marae with the intention to develop papakainga housing for iwi kaumatua. This approach must consider appropriate levels of density and the integration of future aspirations of the marae. Due to the proximity of the marae and the rich history of the site, the design requires a special approach that embodies Ngāti Toa values to ensure the mana and history of this ancestral land is upheld.
